HEARING NOTICE
NOTICE IS HEREBY GIVEN that the Zoning Hearing Board of New Britain Borough will hold a hearing on Thursday, September 19, 2024 at 7:30 pm at the Burkart Hall, 56 Keeley Avenue, New Britain, Pennsylvania, to hear the application of:
Christopher and Loren Frasco, who request the following relief from the New Britain Borough Zoning Ordinance for the construction of a semi-attached 2-family dwelling (twin) on vacant property: a variance from Section 450-15.C.(1) to permit a 2-family dwelling use where such use is not permitted in the District and an interpretation that the dimensional regulations in Section 450-15 do not apply and that those regulations in Section 450-14 do, in their stead. Should the R-1 Zoning District regulations apply, the following variances are requested: from Section 450-15.D.(1)(a) to permit 2 lots, each containing 7,500 sq. ft. as opposed to the minimum lot area of 20,000 sq. ft.; from Section 450-15.D.(1)(b) to permit a lot width of 37.5 ft. as opposed to the 100 ft. requirement; Section 450-15.D.(1)(c) to permit more impervious coverage than permitted; from Section 450-15.D.(1)(e)[2] to permit no side yard setback along the shared property line and less than the required side yard setback for each remaining yard; and in the event the regulations of Section 450-14 apply, a variance from Section 450-14.A.(2) to permit a lot width of 37.5 ft. where 50 ft. is required. The subject property is located at 84 Iron Hill Road (Parcel No. 25-9-26) in the R-1 Zoning District of the Borough.
The Board will also consider any other business that comes before it in due course. All interested parties may attend this hearing and will be given an opportunity to be heard.
