Zoning Map Amendment Hearing (during council meeting) – Wednesday, August 13th, 2025, at 7:00pm

NOTICE

TO THE RESIDENTS OF THE BOROUGH OF NEW BRITAIN:

NOTICE is hereby given that the Borough Council of the Borough of New Britain, Bucks County, Commonwealth of Pennsylvania will hold a public hearing on and consider adoption of the following ordinance at its meeting on Wednesday, August 13, 2025, at 7:00 PM, at Burkart Hall, 56 Keeley Ave., New Britain, PA 18901:

 

AN ORDINANCE OF THE BOROUGH OF NEW BRITAIN, BUCKS COUNTY, PENNSYLVANIA, AMENDING THE NEW BRITAIN BOROUGH ZONING MAP TO INCLUDE A CERTAIN PROPERTY WITH A NORTH SHADY RETREAT ROAD ADDRESS, TAX PARCEL NO. 25-007-051, IN THE MUO MIXED-USE OVERLAY DISTRICT; FURTHER AMENDING THE ZONING MAP TO REZONE THAT PROPERTY LOCATED AT 321 WEST BUTLER AVENUE, TAX PARCEL NO. 25-001-005 FROM R-1 RESIDENTIAL DISTRICT TO C-2 COMMERCIAL DISTRICT; REPEALING ALL PRIOR INCONSISTENT ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; AND PROVIDING AN EFFECTIVE DATE.

Pursuant to the requirements of the Pennsylvania Municipalities Planning Code, the following is a summary of the ordinance under consideration.  The ordinance would place tax parcel no. 25-007-051 (North Shady Retreat Road, to the rear of 471 East Butler Avenue) under the Borough’s zoning map.  The ordinance would further rezone tax parcel no. 25-001-005 (321 West Butler Avenue) from R-1 Residential District to C-2 Commercial District under the Borough’s zoning map.  The ordinance repeals prior inconsistent ordinances or parts of ordinances, contains a severability clause, and sets an effective date.

Zoning Hearing Board Notice – Thursday, June 26th, 2025, at 7:00pm

HEARING NOTICE

            NOTICE IS HEREBY GIVEN that the Zoning Hearing Board of New Britain Borough will hold a hearing on Thursday, June 26, 2025 at 7:00 pm at the Burkart Hall, 56 Keeley Avenue, New Britain, Pennsylvania, to hear the application of:

Interstate Outdoor Advertising, LP, which requests a special exception pursuant to Section 450.49.F of the New Britain Borough Zoning Ordinance and variances from Sections 450-21.D.(5)(a) and 450-49.F.(3) to permit less than the required front yard setback for the removal of the existing billboard located on the east side of the property and construction of a new digital billboard to be located to the west side of the property.  The property is located on East Butler Avenue (Parcel No. 25-6-56) in the Office Commercial (C-3) Zoning District of the Borough.

             The Board will also consider any other business that comes before it in due course.  All interested parties may attend this hearing and will be given an opportunity to be heard.
